The project included the acquisition of 384 individual parcels. This process required the management of eight specific work types that were very delicate in nature and had to operate concurrently like gears. Identifying and grouping parcels that required difficult acquisition processes due to environmental concerns or the presence of large, operating businesses was a challenge, but necessary to ensure timely project delivery.
The COVID pandemic hit in the middle of the project, which presented the challenges of working under restrictions and interacting with property owners who had to be relocated to enforce the Uniform Act and complete the settlement process.
Environmental Site Assessments (ESAs) needed to be expedited to begin the land acquisition process. Access to parcels for due diligence was critical to staying on schedule, as was completing remediation in advance of the parcel need-by date.
Property Management and Demolition processes were complex and included, among other elements, hiring a Construction Manager General Contractor (CM/GC), performing utility coordination, permitting and hazardous materials survey, and adhering to a strict schedule.
