FEB Tower, a mixed used development project adding economic value to its surroundings

The project is a 2B+2G+M+25 story mixed-use tower, comprising of retail, offices and luxury serviced hotel apartments (98 units) operated by Hilton Group, along with a separate but interconnected multi-level car parking (407 spaces) building. The project will be constructed with a total plot area of 3,621 m2. The total build-up area is approximately 55,493 m2 (including the interconnected car parking structure and services). It is located at the gateway of the Financial Harbor overlooking Bahrain Bay to the Northeast and the World Trade Center to the East.

There are several barriers effecting the implementation of sustainable development such as conventional economic development mindset with weak know-how between the industry professionals, LA lack of resources in the Bahraini market, Inadequate mechanisms and energy solutions commonly using in the Bahraini market, a lack of knowledge about the benefits of the implementation of sustainable solutions and a lack of understanding of financial opportunities of a sustainable building.

Identifying the challenges for a sustainable outcome and finding solutions together with the client and the design team to overcome such challenges.

We have provided the training for the LEED Green Associate course conducted by the Marvel Management Training Institute Bahrain to the concerned professionals. We have also led the implementation of LEED strategies such as a construction activity pollution plan, a construction & demolition waste management plan, building product disclosure and optimization sourcing of raw material, low emitting materials, a construction Indoor Air Quality management plan to achieve sustainability requirements through monthly LEED progress report

Our team has advised consultants, designers to seek alternative green materials (which reduce concentrations of chemicals contaminants that can damage air quality, human health, and the environment) within the country instead of importing high-end brands

Egis has implemented solar energy solutions, gray water plants, rainwater management, thermal insulations, indoor air quality, minimum energy performance and has created a report advising the client on the the life cycle costing for sustainable materials when considering maintenance in the future

As the Project Management consultant, Egis had been involved together with the client and the supply chain to achieve following sustainability goals:

Energy consumption – a 25% decrease

Through the use of efficient building envelope components such as thermal insulation blocks, and insulated and tinted glazing.
HVAC equipment selected to meet or exceed minimum equipment efficiency requirements of the standard.
Ducts sealed to reduce leakage beyond the minimum requirements of the standard.
Duct and pipe insulation to achieve maximum level of energy efficiency.
Total energy recovery through effective ventilation systems.

Water consumption – a 11% decrease

Dual flush toilets
Tap aerators and plumbing hardware have the high-water conservation rating
Native plants and plants that have low water demand are selected
